In May 2022, Florida legislation passed Senate Bill 2D, which outlines new ways that insurance companies handle policies in regards to roofs. This law aims to help homeowners by prohibiting insurance companies from denying coverage based solely on the age of a roof if the roof is less than 15 years old, or if the roof is determined to have at least 5 years of useful life remaining. It also requires insurance companies to provide policyholders with a reasonable explanation if they deny or partially deny a claim. This is good news for homeowners.

The new law also aims to ease the financial impact on insurers that have suffered significant losses as a result of unnecessary roof replacements by unscrupulous contractors following hurricane season. The law may now allow insurance companies to repair significant portions of your hurricane-damaged roof instead of replacing it, which is more cost effective for the company. As a result, many insurance companies will strictly adhere to this and only allow piecemeal patching of roof damage. If repaired as such however, your roof may not be repaired according to the manufacturers’ specifications. This may subsequently leave your roof susceptible to premature wear and tear and future leaks.
