- Damage from a covered peril – This can include weight of snow, ice, rain, hail, windstorms, tornadoes, hurricanes, lightening strikes, fire & smoke, falling trees or other objects, and other dramatic events.
- Damage not from a covered peril – This can include general wear and tear, lack of maintenance, and pest damage.
If your roof was damaged due to a covered peril, then your roof replacement would most likely be covered by insurance. For example, if your roof was impacted by a severe windstorm that damaged the shingles, allowing water to seep in and leak into the house, then typically your roof replacement would be covered by insurance. (Note, you would still need to cover your deductible.)
However, if your roof is leaking due to general wear and tear or poor maintenance, then a roof replacement probably will not be covered.
How The Age of a Roof Affects Insurance
The age of a roof plays a significant role in whether a roof replacement is covered by insurance and if so, by how much. Roofs depreciate over time. Generally speaking, after 10 years, insurers will begin to depreciate a roof’s value. The amount the insurance company will cover will then be reflected in that depreciation.
