Your home is one of your greatest assets and your roof is a critical component in protecting it and everything in it. If your roof has been damaged, you may wonder “is roof replacement covered by insurance?” The quick answer is that it depends upon the type of damage and the age of your roof.

Your roof takes the brunt of the elements, including sun, rain, wind, hail, snow, and ice, while protecting your property. Even the best-built roofs, however, will sustain wear and tear over time, making them more susceptible to storm damage such as hailstorms, windstorms, blizzards, hurricanes, and more. To answer that, we must first look at how roof damage is categorized, and secondly, how the age of your roof affects insurance.

Roof Damage Categories

Every insurance company and every insurance policy is different, so what may be covered can vary. However, roof damage can generally be classified into one of two categories:

1. Damage from a covered peril – This can include weight of snow, ice, rain, hail, windstorms, tornadoes, hurricanes, lightening strikes, fire & smoke, falling trees or other objects, and other dramatic events.
2. Damage not from a covered peril – This can include general wear and tear, lack of maintenance, and pest damage.

If your roof was damaged due to a covered peril, then your roof replacement would most likely be covered by insurance. For example, if your roof was impacted by a severe windstorm that damaged the shingles, allowing water to seep in and leak into the house, then typically your roof replacement would be covered by insurance. (Note, you would still need to cover your deductible.) 

However, if your roof is leaking due to general wear and tear or poor maintenance, then a roof replacement probably will not be covered.

How The Age of a Roof Affects Insurance

The age of a roof plays a significant role in whether a roof replacement is covered by insurance and if so, by how much. Roofs depreciate over time. Generally speaking, after 10 years, insurers will begin to depreciate a roof’s value. The amount the insurance company will cover will then be reflected in that depreciation.
